What services are offered by The OAR Group, Inc.?
The OAR Group, Inc. can, and oftentimes does, provide every aspect of a residential remodeling project from project inception through project completion (i.e. design through construction). However, The OAR Group, Inc. offers opportunities in working with Clients who choose to perform some of the work themselves. Simply stated: We will do all OAR some of your remodeling project!

What does a design cost?
A typical Design Agreement will range from $500 - $1500 depending on the size and complexity of the project. After we have a chance to review your project, we will present you with a Design Agreement that will outline the costs associated with the completion of the drawings. At this point, you can decide whether to proceed to have the plans drawn up or not. If you choose to proceed with the Design Agreement, the full cost of the Design Agreement is due at this point. This not only enables you to see what the project will look like, but also allows us to accurately bid your project. The first documents will be a preliminary floor plan and possibly a simple elevation to make sure we are all on the same page. The second preliminary set (if necessary) will show any of the changes from the first set and have some more detail. The final "permit set" will have all the details and elevations that are necessary for an accurate bid and are ready to be submitted, with your approval, to the local building department. The time span for these steps varies depending on the size of the project and the availability of all the parties involved. With this in mind, it is best to "get the ball rolling" well before your anticipated starting time for the project

Project Cost Determination and the Remodeling Agreement
Step #1: Preliminary Price Estimate
After your project has been designed and approved, we will provide you with a VERBAL "Preliminary Proposal" without all the specific details of your project. Because full project specifications can take 10 to 20 hours to prepare, we want to make sure you are comfortable with the bid prior to putting additional time into the full specifications.

Step #2: Feasability Study
After you've received your Preliminary Price Estimate and would like to proceed with obtaining a written firm project cost, we will at this time collect a Project Feasability Study Fee and then proceed with obtaining firm prices from all of our subcontractors and material suppliers. The FULL cost of this study will be refunded at part of your project cost should you complete your project with The OAR Group, Inc. Should you choose NOT to proceed after receiving the firm price proposal, the Feasability Study Fee will NOT be refunded.

Step #3: Job-site Meeting with Subcontractors
At this time, we will schedule a meeting at your home with all of the necessary subcontractors in order to get an accurate, firm price bid and help avoid any potential challenges that may not be shown on the drawings. This meeting usually takes 1 - 3 hours depending upon the size of the project. You will not have to be there for this meeting, but are more than welcome to attend and to ask/answer questions. We feel very strongly that this meeting is imperative to accurately bidding a project and to help eliminate costly change orders. Although we make every effort to identify potential hidden conditions, sometimes issues arise that are not foreseeable. It takes approximately one to two weeks for us to compile your bid after the construction meeting. We will, of course, answer any questions you have regarding specifics of the project prior to your making your final decision on whether to proceed with your project.

Step #4 The Remodeling Agreement
By now, you’ve received your firm price proposal and are ready to get your project started. We will provide you with a comprehensive, written Remodeling Agreement that details every aspect of your project, including a detailed project scope, material selections, quantities, colors, shapes, and sizes. Any changes or clarifications made at this meeting will be incorporated into the final project specifications that will be attached to the Agreement and submitted to you, along with other documents required by law. Once the Agreement has been signed and the Down Payment received, the project will begin on a mutually agreeable date.

The Project: Start to Finish
Every remodeling project is as unique as the clients we serve, and will therefore require a completely unique set of construction efforts, including the amount of preparation necessary by our clients prior to project execution and the methods and means by which the project will be handled. These issues and efforts will be explained in detail prior to our crews arriving at your home with hammers in hand. Once the project begins, it is absolutely imperative that you (the client) and we (the contractor) have wide open lines of communication. This will be the key to our success and the key to the stunning project results you expect and deserve.
Project Change Orders

A major concern for most people who remodel, is that they are going to get "stuck" with a lot of extra's and overages at the end of the project. Since every project is a “custom” project, each is independently bid. This means your project price is not based on averages or comparisons to other projects, but on the actual work that is going to take place. The OAR Group strives to ensure there are no surprises at the end of the project for its clients. We make every effort to ensure that all aspects of the project are taken into account and are included in the bid. Our hands-on experience helps in bidding a project because we are aware of the numerous issues that may arise during a remodel. The OAR Group’s subcontractors have been selected because of their attention to detail, loyalty and customer service during and after the project. They have been using most of the same subcontractors since the beginning of the company. During the project there may arise additional work not included in the Remodeling Agreement. Should this occur, we will put together a change order showing the cost of the change before proceeding with the change order so you know where you stand at all times. We also keep you informed as to where you stand on the allowance options as soon as the selections are made.
